THE DOCUMENT DILEMA
Sections 39(6), 44, & 45 of the Condominium Property Act and Section 31(1) of the Regulation to the Act specify certain documents that must be provided to any Owner, Purchaser or Mortgagee within 10 days of a written request.
In today’s Real Estate market, purchasers don’t have 2 weeks to first obtain and then review documents before removing conditions. The decision-making process is complicated even further when the documents eventually disclosed are incomplete or out-dated.
Unit Owners “should” have these documents at their fingertips, however, the cost and time involved in keeping Owners supplied with up-to-date hard copies of these documents is too prohibitive.

Unlimited storage of all corporate documents;
Ability to edit documents, track “versions”, set “states” (preliminary, finalized)
TROUBLE REPORT FEATURE
Owners and Tenants can submit maintenance issues and/or complaints to the Property Manager and/or Board
Responses and ongoing dialogues are kept within the same report
P.M. and/or Board can choose to post Report for viewing by other Tenants and/or Owners
MANAGEMENT ISSUES FEATURE
Similar to the Trouble Report Feature, but viewable by only the Board or Property Manger.
Ongoing dialogue of issues keeps administrators up-to-date on all issues
Permanent record of all issues and the corrective measures taken

BASIC OPTION
Annual fee for basic service is less than most management companies charge for one set of hard copies.
Communicating information to Owners is less onerous for Board Directors.
Owners are always able to keep abreast of the Corporation’s status.
When selling their unit, Owners can immediately supply the necessary documentation.
MANAGEMENT OPTION
Basic Option plus:
Superior communication between Directors and/or Directors and Property Manager.
Trouble Report feature decreases number of calls regarding identical issue. Residents can go online to see of anyone has already reported a common property issue, and what action is being taken.
Built-in Disaster Recovery Plan (Documents are backed up daily).
